This painting is in excellent condition. There is minor spotting on the top edge, but otherwise the paper is clean. The watercolor pigments are bright and strong. The gilt frame is in excellent condition and the piece is under Optimum Reflection Control Acrylic, which is shatterproof with UV and anti-static protection. Signed lower left: CMR (cipher) 1901
